The Adriatic Project
The Adriatic Project is a waterfront residential & hotel
development which is part of a large 4.7 acre development project
in the Budva region in Montenegro. The residential development will
include approximately 200 high-end residential units and will
become prime real estate for the luxury leisure and tourism market
for visitors and high end investor clientele. The overall site will
have a hotel, which will have the premier location onsite, with
prime waterfront placement affording it views of the Adriatic Sea
to the south, and mountain landscapes to the north. Within the
larger footprint, the project will have an integral Vendor joint
venture partner that is responsible for the design and construct of
a convention centre and exhibit hall. With more than 30 conventions
expected annually, the convention centre and hotel will both
benefit from the symbiotic relationship afforded by such close
proximity of uses. The hotel will become the preferred location for
thousands of guests at the convention centre during the slower
winter months, while the booming summer season will boost business
for the convention centre and related facilities.
The waterfront property will be host to a 200 room luxury hotel
with beach access, a private beach club, potential casino,
conference facilities, restaurants, night clubs, retail space, and
much more. In partnering with specific operators of the hotel,
restaurant, and club facilities, our goal would be to attract a
high-end clientele from across the many regions of the world. To
that end, we would look to partners such as the 5 star management
group of InterContinental Hotels and Resorts, and club and
restaurant partners such as Nikki Beach or Le Club 55 from the
South of France. These groups' ability to attract a high-end
clientele to the property to compliment the hotel's client base
will further benefit the project, drawing exclusive visitors from
the Middle East, Russia, Europe, and the Americas.
The combination of a 5 star hotel operation and prime luxury
residential property in Budva will represent the premiere
destination of choice for the high end leisure and business market.
Partners in the partnership will be able to share in the revenue of
the hotel operation and the sales proceeds from the luxury
residential property.
